Sliding glass doors that drag on worn rollers, wood doors that swell shut in the wet months, loose hinges and strikes that miss. We adjust, re-hang and re-strip doors in homes and condos across Oahu, with a written quote first.
Because a door that rubs at the top of the latch side has usually dropped on a loose top hinge, and planing it only hides the cause. The top hinge carries the most weight. Its screws work loose, the slab tips, and the corner starts to scrape. Lift the door by the knob: if it moves up, the hinge is the problem. So that is where the visit starts, with the screws, the gap around the door and the strike, before anyone takes wood off.

The door problems that turn up most in Oahu houses are lanai sliders that drag, wood doors that bind through the wet season, and latches that no longer meet their strike. If one of these sounds familiar, it is very likely a repair.
The panel scrapes or needs a shoulder to move, usually worn rollers or a bottom track packed with sand and grit.
The handle turns but the hook misses the keeper, because the panel has settled lower on its rollers over time.
A wood door that closed fine in summer starts to stick between October and April, as the slab takes on moisture.
Rubbing at the top of the latch side, the classic sign of a top hinge whose screws have pulled loose.
Daylight or a draft around a closed exterior door, from flattened weatherstripping or a slab hanging out of square.
The latch slides past the strike plate or needs a slam, because the door has dropped or the plate has shifted.
Text a photo of the door, the hinge side and the track or latch, and tell us whether it is a house or a condo.
On site we lift the slab, read the gap around it and check the rollers, then put the fix and the price in writing.
We agree a date that suits you; condo jobs are booked around the building's work hours and any notice the association asks for.
Rollers, hinges, strikes or stripping get sorted, the door is opened and shut many times to prove it, and the shavings leave with us.
Honolulu doors stick and drag because the wood never gets a long dry spell to shrink back, and sliding hardware lives in grit and salty air. Lowland humidity runs about 60 to 70 percent on the leeward side and 70 to 80 percent on the windward side, so a wood slab can stay swollen for months. Lanai sliders collect sand in the bottom track, and a University of Hawaii study measured the heaviest airborne salt along the windward and leeward coasts, which is hard on the small metal parts inside a roller or latch. Add a housing stock where two homes in three are 35 to 85 years old, and hinge screws have had decades to loosen.

| What matters | Repair the door | New slab, same frame |
|---|---|---|
| Best when | Hinges, strike, rollers or stripping are the fault | The slab itself is split, warped or falling apart |
| The frame | Stays as it is | Stays, if it is square and solid |
| Hardware | Existing hinges and lockset adjusted or reused | Hinge mortises and lock bore cut to match the old ones |
| Pre-1978 paint | No power planing of painted wood without a shroud and HEPA vacuum | A painted slab removed counts its whole surface as disturbed paint |
| How it is quoted | Per job, often grouped with other doors | Per door |

One visit can cover several items. These six are the ones Honolulu homes ask about most; the full list sits further down the homepage.
